This article analyzes the subtleties in the operation of non-industrial buildings using information models based on the study of the regulatory, technical and legislative framework. Through a thorough review of existing building standards and regulations, an attempt was made to critically assess the current state of requirements for technical operational documentation, taking into account the application of information modeling technology.
 In the course of the study, the main legislative acts were identified, the requirements of which must be fulfilled throughout the entire operation stage of a non-industrial building, as well as the features of maintaining and filling out technical operational documentation for multifunctional shopping complex were identified. The authors carried out work, as a result of which inconsistencies in regulations were identified at the stage of operation of a multifunctional shopping complex using standard methods and using information models.
