Abstract

Due to the lack of basic data and long-term lack of scientific management of rural homestead in China, homestead construction shows great randomness and dispersion, and there is no centralized layout. 基于指标的农村宅基地利用评价新方法
中国农村宅基地建设由于缺乏基础数据和长期缺乏科学管理,宅基地建设表现出较大的随机性和分散性,没有集中布局。基于近期完成的农村地籍调查和住房调查结果,从密度维度、功能维度和社会维度三个方面构建了农村宅基地利用评价指标体系。指标体系包括建筑容积率、住宅单元密度、立体重心、宅基地密度、平均建筑层数、公共建筑面积占比、一户多居率等指标。从指标体系分析福建省莆田市海岛、沿海平原、城郊丘陵、山区4个不同村寨的宅基地数据,分析农村宅基地利用现状,为宅基地建设和管理提供科学依据。
