There are obstacles to the high-quality development of green buildings, such as attaching importance to building construction while neglecting building operation, inferior overall quality of existing green buildings, and an unreasonable application of green technologies. Based on the research on government policies, government working documents and academic literature, the developing status and bottlenecks of green residential buildings in China under the guidance of different kinds of government policies is summarized. Abstract

To achieve China's “carbon peaking and carbon neutrality" goals, the benign development of green residential buildings plays an indispensable role. The result of green residential buildings in China has accumulated a wealth of experience. However, the lack of comprehensive government policies leads to limited practical applications of green and low-carbon technologies, insufficient developing motivation of real estate enterprises, and low consumer perceived value. 低碳理念指导下中国绿色住宅建筑的发展趋势:政策回顾与分析
要实现我国 "碳封顶、碳中和 "的目标,绿色住宅建筑的良性发展起着不可或缺的作用。我国绿色住宅建筑的成果已经积累了丰富的经验。但由于政府政策不完善,导致绿色低碳技术实际应用有限,房地产企业发展动力不足,消费者感知价值不高。重视建筑施工,忽视建筑运营,既有绿色建筑整体质量不高,绿色技术应用不合理等问题阻碍了绿色建筑的高质量发展。在对政府政策、政府工作文件和学术文献研究的基础上,总结了我国绿色住宅建筑在各类政府政策引导下的发展现状和瓶颈。在此基础上,分别从政府机构、房地产企业、消费者和专业人士的角度,探讨实现低碳排放的高品质绿色住宅建筑的主要任务和要求,从而对绿色建筑相关政策提出优化和改进建议。
