The article is intended to provide a synthetic presentation of urban theories concerning the emergence, development and struggles to endure in relation to commercial streets located in central metropolitan areas on the global scale (mainly in Europe). These considerations have been further supplemented with the presentation of the latest contemporary solutions for climate protection. In the near future, these solutions are likely to serve as attractors to draw people to these places and to cause an increase in programme diversity, as well as to lead to the activation of commercial streets and thus improve their chances of survival.
