This article discusses the developed approach to assessing the physical deterioration of residential buildings in terms of the frequency of restoration measures and major repairs. The necessity of improving the approach to monitoring the technical condition of residential buildings in order to optimize the costs of maintaining a working condition is described. The cases of various options for the application of decision-making policy in the field of operation of residential buildings are considered. A method for determining the dependence of the physical wear of a building on the service life is proposed. The cost of performing restoration work based on experimental data is estimated. The characteristic sections of the dependence curve \"service life – physical wear\" are determined with the analysis of factors and prerequisites for making managerial decisions regarding the capital construction object. Mathematical modeling is performed based on the data obtained.
