摘要

阳光作为一种重要的环境设施,给我们带来了大量的好处,提高了我们的日常生活质量,其福利的衡量取决于具体的生活条件。本文的目的是在住房市场的背景下,根据公寓的视野方向,实证地记录阳光的非市场价值。利用2019-2021年上海4万多套住房交易数据估算的享乐定价模型发现:(1)相对于无法直接获得阳光的公寓(朝北),房主平均愿意多支付7.2%的价格来选择阳光充足(朝南)的公寓;(2)日照值随污染的增大而减小,居住在较高的公寓中,日照值增大;(3)较高户型的居民对阳光和环境质量改善的支付意愿较大。这些实证研究结果揭示了阳光的福利测量,并对反映在房价中的环境便利设施的资本化具有深远的影响。
