First, based on the successful bid results of the knowledge industry center where the auction was completed in 5 courts in Seoul, multiple regression was conducted by classifying the influencing factors into auction characteristics, building characteristics, house-to-house characteristics, location characteristics, regional characteristics, and time-point characteristics. The multiple regression model was analyzed and compared with the linear model and the semilog model, respectively, and the residual scatterplot and P-P plot were tested to confirm normality. 摘要

本研究以首尔知识产业中心为研究对象,分析影响中标率的因素。首先,以首尔5个法院拍卖完成的知识产业中心中标结果为基础,将影响因素分为拍卖特征、建筑特征、房屋特征、位置特征、区域特征、时间点特征进行多元回归分析。对多元回归模型进行分析,分别与线性模型和半对数模型进行比较,并检验残差散点图和P-P图是否符合正态性。通过分析影响知识产业中心中标价格的因素,为拍卖市场提供启示。
