This study is aimed at identifying the research trend of Mack Joong Choi on territorial and urban planning through text mining on his academic papers published in both domestic and international journals. The study employs text mining methodologies, specifically using a word frequency analysis and a bi-gram language modeling for the titles and topic modeling for abstract contents. Analysis results by the word frequency method demonstrate that his major research topic had been focused on housing-related topics based on empirical evidence. Analysis results by the bi-gram language modeling does not only indicate that his major research topic is housing-related study based on empirical evidence, but also suggest that he had focused on such other research topics as urban development, residential location, social mix, and rail station area development. Analysis results on the topic modeling would identify that his research trend would be categorized into housing market and urban development and planning, which they can be named as private and public sector of the territorial and urban planning field, respectively, if it would be divided into two topics. The topic modeling analysis also informs us that his research could be more specifically classified into 13 topics. Lastly, analysis results on yearly research trend demonstrate that he dealt with emerging issues at that time while researching with more diverse issues such as leisure at recent years.

The aims of this study is to measure the concentration of the vulnerable groups and analyze the characteristics of the concentrated area using a spatial autocorrelation analysis. The study is focusing on the dwelling areas of vulnerable groups considering financial conditions. For this, the analysis targets were set as residents of private rental housing except those living in public rental housing in Seoul. The results showed that the spatial density of vulnerable groups was derived and shown to increase over time. In addition, the results of the spatial correlation is increasing between dense areas and deteriorated low-rise residential areas. Moreover, it was confirmed that the areas concentrated around the city center which are recognized as representative residences for vulnerable groups; these results show that both spatial polarization and economic polarization are occurring, which is an area of concern for our society. In housing policy, it is necessary to supply rental housing that satisfies the local space needs of vulnerable groups. Also, it is necessary to secure sufficient affordable housing for vulnerable groups because low-cost housing can be demolished as a result of the urban redevelopment project, so they can be concentrated in deteriorated areas. Although based on traditional theories, the segregation of residences is inevitable because of socioeconomic differences and the allocation of resources. However, if these trends prevail, they can accelerate regional imbalances and cause social conflicts, which will incur policy efforts at both the urban and spatial level.

While local governments implement various policies related to urban development and regeneration, welfare, culture and tourism, the river space, in particular, which river managers designated as water-friendly space, provides residents with opportunities for their relaxation and leisures. As a local resource, the value of the space continues to increase. Hence, river managers recently recognized necessities to manage and operate the river space in accordance with visitors’ demands, and to examine usefulness in applying mobile big data to improve the understanding of visitors’ demands. In these regards, the authors first validates the number of visitors obtained from mobile big data with several water-friendly space cases. The accuracy of mobile big data turns out to be quite good enough to significantly reduce river managers’ burdens in field surveys, although it remains to be improved further. By using various information that can be inferred with the data, the authors then define eight water-friendly space indicators. Those indicators seem very useful to understand how residents interact with river spaces. With all results, authors conclude that mobile big data and defined indicators have potentials as valuable data sources for river managers’ practices, especially, in making decisions upon classification of water-friendly space, establishment of convenient facilities, optimization of O&M budget, and deregulation on the river space use permission system.
