Smart housing adaptations register with user matching functionalities for different mobility categories for the social housing sector 为社会住房部门的不同行动类别提供具有用户匹配功能的智能住房改造登记册

PurposeThe lack of a proper register to store, match and display information on the adapted property has led to a waste of resources and prolonged delays in matching the disabled and elderly people with appropriate properties. This paper presents the development of a Housing Adaptations Register with user-matching functionalities for different mobility categories. The developed system accurately captures and documents adapted home information to facilitate the automated matching of disabled/aged applicants needing an adapted home with suitable property using banding, mobility and suitability index.Design/methodology/approachA theoretical review was conducted to identify parameters and develop adaptations register construct. A survey questionnaire approach to rate the 111 parameters in the register as either moderate, desirable or essential before system development and application. The system development relied on DSS modelling to support data-driven decision-making based on the decision table method to represent property information for implementing the decision process. The system is validated through a workshop, four brainstorming sessions and three focus group exercises.FindingsDevelopment of a choice-based system that enables the housing officers or the Housing Adaptations Register coordinators to know the level of adaptation to properties and match properties quickly with the applicants based on their mobility status. The merits of the automated system include the development of a register to capture in real-time adapted home information to facilitate the automated matching of disabled/aged applicants. A “choice-based” system that can map and suggest a property that can easily be adapted and upgraded from one mobility band to the other.Practical implicationsThe development of a housing adaptation register helps social housing landlords to have a real-time register to match, map and upgrade properties for the most vulnerable people in our society. It saves time and money for the housing associations and the local authorities through stable tenancy for adapted homes. Potentially, it will promote the independence of aged and disabled people and can reduce their dependence on social and healthcare services.Originality/valueThis system provides the local authorities with objective and practical tools that may be used to assess, score, prioritise and select qualified people for appropriate accommodation based on their needs and mobility status. It will provide a record of properties adapted with their features and ensure that matching and eligibility decisions are consistent and uniform.

Empirical assessment of the impacts of Sino-African cross border relations in the construction industry: a Confirmatory Factor Analysis approach 中非跨境关系对建筑业影响的实证评估:一种确认性因素分析方法

PurposeIt is no news that Chinese construction companies are highly motivated to invest in Africa in terms of infrastructure and construction. This influx from the beginning of the millennium marked a game-changer for infrastructural development in most African countries. This study, therefore, explores how the partnership between China and Africa has impacted the construction industry in Africa with a focus on Nigeria.Design/methodology/approachA quantitative approach was adapted for the study, which is descriptive in nature, and the primary participants of the study were core construction professionals within the Nigerian construction industry. Data was collected via a structured questionnaire, and multivariate statistics was used to analyse the data.FindingsThe study results revealed that the benefits accrued from Chinese participation in the African construction industry can be classified into three distinct categories: socio-economic development through construction, land transportation system development and construction industry development. The study further revealed that Chinese involvement has been most beneficial to the development of the land transportation system in Nigeria with more investment in the construction and maintenance of roads and railways.Originality/valueThe study will serve as a basis for making informed future decisions on Chinese participation in the Nigerian construction industry as it exposes the impacts of the relationship within the current system. The outcome of this study can be used to refocus the partnership to ensure the optimum development of the local construction industry. The government and other relevant agencies can use the findings from this study to ensure that there is sustainable growth in the local construction industry through Chinese participation.

Undrained shear strength of soft clay reinforced with encapsulated stone dust columns 用封装石粉柱加固的软粘土的排水抗剪强度

PurposeThe stone dust column was used to strengthen the sample and had a significant effect on improving the shear strength of the kaolin clay. The application of stone columns, which can improve the overall carrying capacity of soft clay as well as lessen the settlement of buildings built on it, is among the most widespread ground improvement techniques throughout the globe. The performance of foundation beds is enhanced by their stiffness values and higher strength, which could withstand more of the load applied. Stone dust is a wonderful source containing micronutrients for soil, particularly those derived from basalt, volcanic rock, granite and other related rocks. The aim of this paper is to evaluate the properties of soft clay reinforced with encapsulated stone dust columns to remediate problematic soil and obtain a more affordable and environmentally friendly way than using other materials.Design/methodology/approachIn this study, the treated kaolin sample's shear strength was measured using the unconfined compression test (UCT). 28 batches of soil samples total, 12 batches of single stone dust columns measuring 10 mm in diameter and 12 batches of single stone dust columns measuring 16 mm in diameter. Four batches of control samples are also included. At heights of 60 mm, 80 mm and 100 mm, respectively, various stone dust column diameters were assessed. The real soil sample has a diameter of 50 mm and a height of 100 mm.FindingsTest results show when kaolin is implanted with a single encased stone dust column that has an area replacement ratio of 10.24% and penetration ratios of 0.6, 0.8 and 1.0, the shear strength increase is 51.75%, 74.5% and 49.20%. The equivalent shear strength increases are 48.50%, 68.50% and 43.50% for soft soil treated with a 12.00% area replacement ratio and 0.6, 0.8 and 1.0 penetration ratios.Originality/valueThis study shows a comparison of how sample types affect shear strength. Also, this article provides argumentation behind the variation of soil strength obtained from different test types and gives recommendations for appropriate test methods for soft soil.

Drivers of corporate social responsibility initiatives among construction companies in Nigeria 尼日利亚建筑公司企业社会责任倡议的驱动因素

PurposeThis study investigates the drivers of CSR practices among construction companies in Lagos, Nigeria.Design/methodology/approachThis research adopted a questionnaire survey to achieve the aim. A purposefully chosen group of managing directors, directors, other senior construction experts or management personnel working for small, medium and large-sized construction enterprises in Nigeria were given questionnaires to complete. 196 questionnaires were issued, out of which 103 were properly completed and returned, with a return percentage of 61% which served as the basis for this study. Utilizing both descriptive and inferential statistics, the collected data were examined.FindingsThe results from the study revealed that “vision of the founder”, “creating public attention”, “competitive advantage” and “business strategy” were the top most four drivers of CSR initiatives among construction companies in Lagos, Nigeria. The results also showed that, there is a statistically significant degree of agreement between various categories of construction companies in Lagos, Nigeria regarding the drivers of CSR initiatives.Originality/valueThe study contributes more effectively to CSR studies by highlighting the drivers of CSR initiatives in construction companies. The finding would facilitate the adoption and implementation of CSR initiatives in construction organizations. The adoption of best CSR practices fosters strong relationship among construction companies, project stakeholders and communities.

Effect of plant-based natural fibers on the mechanical properties and volume change of cement paste 植物性天然纤维对水泥浆机械性能和体积变化的影响

PurposeThe purpose of this paper is to check the feasibility of using biomaterial such as of Phragmites-Australis (PA) in cement paste to achieve sustainable building materials.Design/methodology/approachIn this study, cement pastes were prepared by adding locally produced PA fibers in four different volumes: 0%, 0.5%, 1% and 2% for a duration of 180 days. Bottles and prisms were subjected to chemical shrinkage (CS), drying shrinkage (DS), autogenous shrinkage (AS) and expansion tests. Besides, prism specimens were tested for flexural strength and compressive strength. Furthermore, a mathematical model was proposed to determine the variation length change as function of time.FindingsThe experimental findings showed that the mechanical properties of cement paste were significantly improved by the addition of 1% PA fiber compared to other PA mixes. The effect of increasing the % of PA fibers reduces the CS, AS, DS and expansion of cement paste. For example, the addition of 2% PA fibers reduces the CS, expansion, AS and DS at 180 days by 36%, 20%, 13% and 10%, respectively compared to the control mix. The proposed nonlinear model fit to the experimental data is appropriate with R2 values above 0.92. There seems to be a strong positive linear correlation between CS and AS/DS with R2 above 0.95. However, there exists a negative linear correlation between CS and expansion.Research limitations/implicationsThe PA used in this study was obtained from one specific location. This can exhibit a limitation as soil type may affect PA properties. Also, one method was used to treat the PA fibers.Practical implicationsThe utilization of PA fibers in paste may well reduce the formation of cracks and limit its propagation, thus using a biomaterial such as PA in cementitious systems can be an environmentally friendly option as it will make good use of the waste generated and enhance local employment, thereby contributing toward sustainable development.Originality/valueTo the authors best knowledge, there is hardly any research on the effect of PA on the volume stability of cement paste. Therefore, the research outputs are considered to be original.

Bottles and prisms were subjected to chemical shrinkage (CS), drying shrinkage (DS), autogenous shrinkage (AS) and expansion tests. Besides, prism specimens were tested for flexural strength and compressive strength. Furthermore, a mathematical model was proposed to determine the variation length change as function of time.FindingsThe experimental findings showed that the mechanical properties of cement paste were significantly improved by the addition of 1% PA fiber compared to other PA mixes. The effect of increasing the % of PA fibers reduces the CS, AS, DS and expansion of cement paste. For example, the addition of 2% PA fibers reduces the CS, expansion, AS and DS at 180 days by 36%, 20%, 13% and 10%, respectively compared to the control mix. The proposed nonlinear model fit to the experimental data is appropriate with R2 values above 0.92. There seems to be a strong positive linear correlation between CS and AS/DS with R2 above 0.95. However, there exists a negative linear correlation between CS and expansion.Research limitations/implicationsThe PA used in this study was obtained from one specific location. This can exhibit a limitation as soil type may affect PA properties. Also, one method was used to treat the PA fibers.Practical implicationsThe utilization of PA fibers in paste may well reduce the formation of cracks and limit its propagation, thus using a biomaterial such as PA in cementitious systems can be an environmentally friendly option as it will make good use of the waste generated and enhance local employment, thereby contributing toward sustainable development.Originality/valueTo the authors best knowledge, there is hardly any research on the effect of PA on the volume stability of cement paste. PurposeHigh levels of interior water vapour lead to condensation and black mould that in turn represent significant risks to residential properties and their occupants. Beliefs about window opening are good predictors of the degree to which householders will actually open windows to purge their homes of water vapour, including water vapour that they themselves generate. The present study tested if a short information-giving intervention could enhance householders’ beliefs that foster window opening as purge ventilation and, in turn, lead to greater window opening.Design/methodology/approachData were collected from 242 UK householders with robust psychometrically sound measures embedded in an online self-report survey that also presented the intervention information.FindingsThe intervention led participants, and males in particular, to have significantly greater concerns about condensation and mould and significantly less concerns about heat loss costs arising from opening windows, and these altered beliefs in turn predicted a greater intention to open windows in the future.Practical implicationsBy sharing simple information, surveyors and other building professionals can help householders take the simple step of opening their windows and so reduce the threats that condensation and mould present to themselves and their homes.Originality/valueThis is the first study to test (1) a time-based model that predicted the intervention would have a positive effect on specific window opening attitudes and that those new attitudes would in turn affect window opening intentions, and (2) if the intervention had different effects on men and women.

Circular building adaptability in multi-residential buildings – the status quo and a conceptual design framework 多层住宅楼的循环建筑适应性--现状和概念设计框架

PurposeThere is a renowned interest in adaptability as an important principle for achieving circularity in the built environment. Circular building adaptability (CBA) could enable long-term building utilisation and flexible use of space with limited material flows. This paper identifies and analyses design strategies facilitating CBA to propose a framework for enhancing the implementation of the concept.Design/methodology/approachInterviews were conducted with professionals experienced in circular building design to explore the questions “How do currently applied design strategies enable CBA?” and “How can CBA be implemented through a conceptual design framework?”. The interviews encircled multi-residential building examples to identify currently applied circular design strategies. The interviews were analysed through qualitative content analysis using CBA determinants as a coding framework.FindingsThe results show that all ten CBA determinants are supported by design strategies applied in current circular building design. However, some determinants are more supported than others, and design strategies are often employed without explicitly considering adaptability. The design strategies that enable adaptability offer long-term solutions requiring large-scale modifications rather than facilitating low-impact adaptation by dwelling occupants. The proposed conceptual design framework could aid architects in resolving these issues and implementing CBA in their circular building design.Originality/valueThis paper’s contribution to CBA is threefold. It demonstrates design strategies facilitating CBA, proposes a conceptual design framework to apply the concept and identifies the need for a more comprehensive application of available adaptability strategies.

Institute training/workshops on BIM software for the professionals in the organisation, including BIM software courses in various related professional exams, and encouraging adoption of BIM from the grassroots, such as higher institutions, emerge as the top strategies. The findings further show a significant relationship between the barriers and strategies, emphasising the recognition that understanding barriers prompts the active development and implementation of strategies.Originality/valueThis study holds originality in its examination of the relationship between the barriers and strategies associated with BIM adoption in Nigerian Architecture, Construction, Engineering and Operation.

Energy consumption and carbon emission of conventional and green buildings using building information modelling (BIM) 利用建筑信息模型 (BIM) 计算传统建筑和绿色建筑的能耗和碳排放量

PurposeUsing building information modelling (BIM) technology, a conventional structure in this study was converted into a green building to measure its energy usage and CO2 emissions.Design/methodology/approachDigital images of the existing building conditions were captured using unmanned aerial vehicle (UAV), and were fed into Meshroom to generate the building’s geometry for 3D parametric model development. The model for the existing conventional building was created and converted to an energy model and exported to gbXML in Autodesk Revit for a whole building analysis which was carried out in the Green Building Studio (GBS). In the GBS, the conventional building was retrofitted into a green building to explore their energy consumption and CO2 emission.FindingsBy comparing the green building model to the conventional building model, the research found that the green building model saved 25% more energy while emitting 46.8% less CO2.Practical implicationsThe study concluded that green building reduces energy consumption, thereby reducing the emission of CO2 into the environment. It is recommended that buildings should be simulated at the design stage to know their energy consumption and carbon emission performance before construction.Social implicationsOccupant satisfaction, operation cost and environmental safety are essential for sustainable or green buildings. Green buildings increase the standard of living and enhance indoor air quality.Originality/valueThis investigation aided in a pool of information on how to use BIM methodology to retrofit existing conventional buildings into green buildings, showing how green buildings save the environment as compared to conventional buildings.

The model for the existing conventional building was created and converted to an energy model and exported to gbXML in Autodesk Revit for a whole building analysis which was carried out in the Green Building Studio (GBS). In the GBS, the conventional building was retrofitted into a green building to explore their energy consumption and CO2 emission.FindingsBy comparing the green building model to the conventional building model, the research found that the green building model saved 25% more energy while emitting 46.8% less CO2.Practical implicationsThe study concluded that green building reduces energy consumption, thereby reducing the emission of CO2 into the environment. It is recommended that buildings should be simulated at the design stage to know their energy consumption and carbon emission performance before construction.Social implicationsOccupant satisfaction, operation cost and environmental safety are essential for sustainable or green buildings.
