Could ignorance on the part of parents and economic hardship be the reasons they fall prey to job deceit, which might have led to teenager prostitution and baby factories, or could the parents be aware of the practice and just want to use their child as a survival wage? It was against these backdrops that this study examined ‘the Scourge of Job Deceit: Teenagers' Prostitution and Baby Factories in Nigeria’. The research design is explorative in nature. The sample size for the study was 35 residents in cities and towns who identified as having experienced this act. A questionnaire was developed, titled Job Deceit: Teenagers' Prostitution and Baby Factories in Nigeria, which has a reliability coefficient of 0.75. In scoring the instrument, the study adopted the measure of central tendency (the mean score). The highest possible mean average was 4.00, while the least was 1.00; the mid-point mean was 2.50 (since it was a four-point scale). Content analysis was used for the newspaper review. Findings from the study revealed that people complain that most jobs' posters or banners with phone numbers promising huge pay are deceitful. On this note, the study concluded that teenagers are lured into prostitution and babymaking in baby factories on the premise of employment and financial liberation from poverty for their struggling families. A recommendation was made that parents should desist from the act of giving their teenage children to people who promise to help get them jobs in the city without prior notice.

The main function of the property manager is to realize the property owner's objectives, to generate income for them as well as maintain or increase the value of the investment property. The job of a property manager is complex and requires expertise in a more comprehensive field of real estate. The real estate market which has a direct impact on the job of real estate managers, is a major component of the economy in general. The two are very close where economic performance can cause changes in the real estate market. In order to assess the current and future potential of a particular property and then develop a management plan for it, a property manager must first understand the underlying economic trends and their implications for the real estate market. Only then can the property manager proceed with the steps to develop an efficient and professional management plan. All the activities involved in the marketing of the space to be rented are directed towards a single goal, which is to sign a rental agreement between the owner and the tenant. The role of the property manager in rental management will involve aspects of rent collection, establishing good relations between owners and tenants, coordination between tenant contractors, management of utilities and building services and monitoring the return of the premises to a good condition after the termination or expiration of the rental period.

This study investigated perceived influence of human resource management on instructional delivery in primary schools in Rivers State. The study used three research questions and three hypotheses. The study adopted a descriptive survey design. The total population was 988,508 (961 headteachers and 987,547 teachers) from all 961 primary schools in Rivers State. A sample size of 460 (60 headteachers and 400 teachers) was determined using multi-stage sampling technique. The instrument for the study was a self-structured questionnaire titled “Perceived Influence of Human Resource Management on Instructional Delivery Questionnaire”. The instrument was validated by experts in the Measurement and Evaluation and Department of Educational Management. Cronbach Alpha was used to achieve an overall reliability index of 0.84. Mean and standard deviation were used to answer the research questions while the z-test was used in testing the formulated null hypotheses at 0.05 level of significance. Findings revealed that teachers’ appraisal, teachers’ training, and orientation of teachers influence instructional delivery in primary schools in Rivers State. Based on the findings, it was recommended that school managers should regularly carry out performance appraisal to ensure teachers update their knowledge in a way that will enable them to deliver the curriculum effectively; there should be massive training and retraining of primary schools’ teachers to improve their pedagogical skills for effective instructional delivery in schools and school managers should ensure adequate orientation programmes are put in place for newly employed teachers to acquaint them with the requirement of their jobs for quality instructional delivery.
