Analysis of Leasing Decision Determinants by the Store Size and Lend-Lease Perspectives for Mix-Used Shopping Mall Development 基于店面规模和租赁视角的综合购物中心租赁决策因素分析

This study intends to determine the decision making criteria of leasing in mix-used shopping mall, analyze the variation of their weight by store size inside mall and lend-lease perspective for lessor and lessee towards the identification of optimal leasing environment in mix-used shopping mall development. The decision making have been identified based on the number of prior literature review and expert consultation. And the AHP methodology and Fuzzy theory have been implemented to develop the weight for criteria based on experts survey. Research finding indicates that the 2 categories with 6 criteria and 24 sub-criteria have been determined. It is noteworthy that the large sized group would be located in both ends on main floor with their requested store size; middle sized group done over second floor with low rent by attracting with both competitive brands and key-tenants; small sized group done in both ends on main floor or on 2 to 3 floor connecting to main circulation. This should be examined in the planning stage of SPA lessee solicitation by the lessor in mix-used shopping mall development project.

Assessment of Facility Management Functions for Life-Cycle Information Sharing 面向全生命周期信息共享的设施管理功能评估

: In the 1960s and 1970s when Korea experienced rapid economic growth, a considerable number of buildings were constructed in the country. And since 2000, a large number of sizable and complex buildings have been being built. Specifically, as the operation and maintenance cost alone accounts for 85% of the life cycle cost of a building, efficient Facility Management (FM) is required. However, data needed in the operation and maintenance phase are not sufficiently exchangeable with data created in other phases like the planning, design and construction phases. The upper phase has higher value of data but data exchange rate is low, resulting in inefficiency. To this end, this research derived major business functions for facility management: three categories and 19 detailed functions in classification from owner’s perspective. Based on the derived items, this research proposes a methodology to evaluate the ‘FM Workload’, ‘Facility Management (FM) Data’, and ‘FM Data Created in Engineering and Construction Phases’ thereby analyzing plans for efficient operation and maintenance. The applicability of proposed methodology was tested by examining real-world cases of public and private companies.

Modular Building Construction Process Development by Benchmarking International Best Practices 以国际最佳实践为基准的模块化建筑施工过程开发

: The purpose of this study is to provide a domestic applicable modular building construction process by benchmarking international best practices. In this study, we derive the risk factors that may occur in performing a modular construction projects and the modular construction management factors through case analysis. In order to effectively respond to risks in performing a modular building projects, we propose the modular building construction process which is separated by a transportation, lifting, assembly steps based on the unit module construction sequence. It is the key to providing management information and guidelines for the design, production, construction participants by reflecting the information for each step in the process. This study would prevent a potential hazard which may occur in the construction process. Consequently, It could result in saving the entire cost of modular construction project as shortening the project schedule and could improve workability of modular construction.

Developing an Owner`s Project Evaluation Framework for Construction Management 为建筑管理制定业主项目评估框架

: Owner’s participation on a construciton project can alter the success of a construction project. In general, success of a construction project is measured by project schedule and cost decrease without considering the role an owner has in a project. As a result, this research developed a framework for the project evaluation form and after extracting a total of 9 project critical success factors (CSF) and 27 sub-CSF. AHP method was utilized to evaluate the importance factor of each CSFs. Setting a goal for each CSFs at the beginning of a project and comparing the values at the completion of the project utilizing the project evalaution form will allow a systematic evaluation and management of a project. Solution Map was introduced and Solution Tool was suggested in order to utlize the evaluation results effectively. In the future studies, various project cases needs to be supplemented for further verification and a solution based on the evaluation result needs to be developed that can be applied to construction projects.

A Study of Improvement on Accident Rate Index of Construction Industry 建筑业事故率指标改进研究

: Since the introduction of the converted accident rate in Pre-Qualification(PQ) process in 1992, the safety evaluation system has contributed to a reduction of construction accidents and development of the safety management system in public construction projects. As the comprehensive evaluation method the government plans to introduce includes the indicators ‘accident rate’ and ‘death rate per 10,000 workers’, the influences on the safety evaluation in the bidding process would be broader in public sector construction projects. However, the current safety evaluation system is operated by different estimating standards in the bidding process. At this point, a study of improvement on the safety evaluation index is required to review its current conditions and to propose its efficient operating method. Therefore, the purpose of this study is to analyze problems of the current safety evaluation system through the questionnaire survey on the qualified workers in construction safety management and to propose an improvement plan for the problems noticed. Our results suggest the standards of the unified process for the safety evaluation index, the size of construction firms needed for accident rate estimation, and the improvement plan for unreported accidents. The proposed improvement plan enables the reasonable estimation and efficient operation of the safety evaluation index, and further, it would contribute to reducing construction accidents through the activation of voluntary safety management by construction firms. costs of construction companies. To solve the problems, this study suggests the reduction of the reflection range and enhances prevention activities and punishment about concealment. Lee This study verified the effect of the converted accident ratio on the contract of construction work. Case analysis results, the converted accident ratio scarcely has an effect on evaluation results of PQ. Ahn et al. (2005) In order to prevent contractors ’ shrinking injury reports of the accident rate survey, this study suggested the ways of improvement of injury ratio assessment regulations through the questionnaire survey on the managers of general contractors. In order to get improvements related to the ratio of the accident, this report provided solutions; strengthen observation systems, heavier punishment of concealment, and bigger range of the exception of the accident rate from minor accidents.

As the comprehensive evaluation method the government plans to introduce includes the indicators ‘accident rate’ and ‘death rate per 10,000 workers’, the influences on the safety evaluation in the bidding process would be broader in public sector construction projects. However, the current safety evaluation system is operated by different estimating standards in the bidding process. At this point, a study of improvement on the safety evaluation index is required to review its current conditions and to propose its efficient operating method. Therefore, the purpose of this study is to analyze problems of the current safety evaluation system through the questionnaire survey on the qualified workers in construction safety management and to propose an improvement plan for the problems noticed. Our results suggest the standards of the unified process for the safety evaluation index, the size of construction firms needed for accident rate estimation, and the improvement plan for unreported accidents. The proposed improvement plan enables the reasonable estimation and efficient operation of the safety evaluation index, and further, it would contribute to reducing construction accidents through the activation of voluntary safety management by construction firms. costs of construction companies.
