Retail Gentrification in Residential Neighborhoods: Gyeongridan, Seoul 住宅社区的零售高档化:首尔庆里丹

This paper is an examination of the gentrification process and its impact on local businesses in the Gyeongridan neighborhood, Seoul. Commercial gentrification has many benefits as well as being associated with local disparity of residents. While culturally sensitive visitors enjoy the new consumption experience, it is at the expense of the local businesses. In-depth interviews were conducted with long-term shop owners to investigate the impact of gentrification in their businesses and lives. Our interpretive examination of different attitudes towards the transition revealed that reactions of long-term shop owners vary according to their situation, somewhat contrary to previous studies.Keywords: retail gentrification; sustainable neighborhood; Gyeongridan; displacementeISSN 2398-4295 © 2018. Assessing Nighttime Place Identity using Measurable Indicator Scoring Technique 使用可测量指标评分技术评估夜间场所身份

This paper is a comparative study of place identity of nighttime urban public parks between Shah Alam that was built in 1957 and Putrajaya in 1999. This study used four research domains that form place identity adapted from Relph, 1976 and Cheshmehzangi, 2012. The method of this study involves the behavior mapping survey and the questionnaire survey. The data were then analysed using Measurable Indicator Scoring Technique (Karim, 2008) to ensure constant comparative process by creating analytic codes. Determinants of Student Social Inclusion in Malaysian Universities 马来西亚大学学生社会包容的决定因素

This study aims to identify main factors affecting students’ social inclusion in universities. A self-administered questionnaire has been administered to a stratified sample of 360 students from three research universities of Malaysia. Through conducting factor analysis, ten constructs including legibility, social relation, hostel quality, facilities, extracurricular activities, accessibility, safety, comfort, academic services, and transportation were identified. The findings of the study can be used by university administrators as a guide for better understanding of students’ needs and allocate resources effectively in the campus environment.Keywords: Social inclusion, Campus, Student, Exploratory factor analysiseISSN 2398-4295 © 2018. Visitors’ Preferences for Malaysian Botanical Gardens’ Landscapes 游客对马来西亚植物园景观的偏好

Botanical gardens are bio-diverse flora-based natural attractions. Visitors to two prominent Malaysian botanical gardens were surveyed about their preferences for human oriented gardens’ landscape designs.There were significant differences in the preferences for garden landscapes with poorly maintained man-made structures and jungle-like garden landscapes(National Botanical Gardens), and the Japanese garden landscape (Penang Botanical Gardens) among Malays, Chinese and Indians (p<0.10). The past few decades have shown that the opportunity for children to have a direct connection with nature and outdoor environment declined due to rapid urbanization. Children face various physical and health problems as consequences from this phenomenon. This paper presents a review on benefits of nature on children’s developmental needs. The review also highlights children’s experience in nature and the effect of disconnection from nature. In summary, it is crucial to understand children’s view towards nature and environment in creating spaces that reconnect them with nature. There is a correlation between the wellbeing of residents of elderly care centre with a well-designed outdoor space. The study was to assess the impact of outdoor space towards the elderly wellbeing in a selected care centre in Malaysia. The focus was on how the elderly physically, emotionally, psychologically and socially behave towards their environment. GIS and Hedonic Pricing for Green Space in Housing Area GIS与住宅小区绿地的享乐定价

This paper explores a framework that combines Geographic information System (GIS) with Hedonic pricing method in improving the analysis and determining the value of green spaces with housing prices in Subang Jaya, Malaysia. The previous study found that proposed combination between GIS and Hedonic pricing method for the same purpose has not been fully explored particularly in Malaysia. Findings show the proposed combined method leads to improved understanding and representation of urban dynamics and regeneration process, furthermore will encourage a sustainable setting of the environmental amenities in improving the geospatial technologies respectively.Keywords: GIS, Hedonic Pricing Method, green Spaces and urban regenerationeISSN 2398-4295 © 2018. This study provides insight into the role of experience in facilitating conceptualisation process to enable students to harness relevant problems-solving skills. One of the key strategies of the current study is to analyse how students transform their ideas from abstract to physical form through the conceptualisation process within the studio learning environment. Two aspects were considered (1) the factors that influence the student's actions in designing, and (2) the role of critique in stimulating the student's conceptual design towards final design stage. Evidences were gathered from students' dynamic cognitive interactions with knowledge and experience as transpired through the studio environment.Keywords: Conceptualisation, conceptual design process, reflective knowledgeeISSN 2398-4295 © 2018. Exploiting Resources for Competitive Advantage of Cooperative Organizations in Malaysia 马来西亚合作组织竞争优势的资源开发

Outstanding business performance and sustainable competitive advantage depend critically on tangible organizational resources, looking from the Resource-based view theory (Galbreath, 2004; Fahy, 2002). Lippman and Rumelt (2003) opined firms’ assets (physical or financial) hold the potential to create peak value for competitive advantage, relatively free from the threat of being replicated. Firms are able to thwart threats by focusing on identifying and exploiting resources. This paper investigates the influence of organization’s tangible resources on cooperative's success. Content analyses of annual reports of Malaysian cooperatives testify tangible internal resources are a viable business strategy for sustained competitive advantage positively impacting performance.Keywords: Physical Resources, Cooperatives, Resource-based view (RBV) theory, SustainabilityeISSN 2398-4295 © 2018. In this paper, we impart on the notion of happiness and indicate the many beliefs and perspectives of happiness. The theory and concept of happiness are variously defined and interpreted by separate groups. It relates greatly to human’s emotions thus influential in affecting the people’s well-being. Most scholars often felt that happiness relates to wealth and health. Inevitably, the sentiment of happiness can be inspired by the surrounding environment and neighbourhood, facilities, family relationship, community and friends, and so forth.
