Identifying the key variables affecting condominium real estate appraisal in the context of Al Bireh City, Palestine: a literature and questionnaire-based approach 确定影响巴勒斯坦比雷市公寓房地产评估的关键变量:基于文献和问卷调查的方法

<h3>Purpose</h3><p>Due to the lack of consensus on influential variables for real estate appraisal, which varies from one country to another based on the national preferences and customs of each country, this study aims to identify the most influential variables affecting condominium apartment real estate appraisal within the context of Al Bireh city, Palestine.</p><!--/ Abstract__block --><h3>Design/methodology/approach</h3><p>The methodology adopts a cross-sectional quantitative approach, entailing the administration of an online questionnaire survey to 103 buyers and appraisers. The questionnaire aims to evaluate 32 variables concerning their impact on condominium real estate appraisal. Out of these, 25 are derived from three specific previous studies, and the remaining 7 are identified through various studies or by the authors, taking into account the local context and the geopolitical situation in Palestine. Respondents assign scores to these variables on a five-point Likert scale, ranging from 1 to 5, where 1 indicates less influence and 5 signifies the most influence. Variables with an arithmetic mean score exceeding 4 are deemed the most influential.</p><!--/ Abstract__block --><h3>Findings</h3><p>The findings underscore 16 and 17 influential variables as perceived by buyers and appraisers, respectively. Notably, 13 variables are common, including aspects such as parking, elevator, neighborhood, floor apartments, finishing quality, construction material, condition, building apartments, area, open sides, building floors, colonies and age.</p><!--/ Abstract__block --><h3>Research limitations/implications</h3><p>The primary constraint of this study is its dependence on insights solely from buyers and appraisers, disregarding input from other stakeholders like investors or developers. The questionnaire lacks vital respondent characteristics, such as gender and occupation, impeding the analysis of variable dependence on participant attributes. Although some additional influential variables are suggested through the responses of an open-ended question, the questionnaire is not repeated, leaving their influence unassessed. This study's focus on Al Bireh city limits the opportunity for result comparison with other cities, diminishing its generalizability.</p><!--/ Abstract__block --><h3>Practical implications</h3><p>The implications of this research are twofold: to provide stakeholders with a checklist for variables influencing apartment price value and to guide data collection related to the real estate appraisal sector, facilitating its use as input in advanced appraisal methods such as artificial intelligence with a view to improving overall performance. The impact of sustainable design and construction upon FM: four case studies 可持续设计和施工对财务管理的影响:四个案例研究

Purpose

This paper aims to analyze the impact of sustainability measures taken during the design and construction phases, by examining two categories of sustainability: energy efficiency and reducing carbon emissions and material selection and waste management. These aspects are examined from the perspectives of long-term building performance and maintenance practices, as well as user/tenant satisfaction.

Design/methodology/approach

This study includes a literature review related to the two topics under consideration, followed by a comparative case study analysis of four projects to determine practical validity. All case studies in this paper used a semi-structured survey with various project stakeholders, which helped the authors identify measures taken as well as obstacles and challenges during the process.

Findings

According to the four case studies, adequate attention should be paid to the two areas of interest during a project’s design and construction phases. Including case studies from around the world (four case studies from three different countries) offers insights into effective sustainability practices in building design and construction, providing instances of successful implementation and emphasizing the obstacles and potential when incorporating sustainability into the design and construction phases.

Research limitations/implications

The findings also show that design and construction participants and companies should reduce waste generation and carbon emissions. In addition, they should make decisions on material selection to enhance projects’ sustainability and to contribute to creating a habitable planet for the future.

Originality/value

The influence of the design and construction phases on long-term project sustainability is of major importance and concern to users, owners, designers, contractors and facility managers. This study illustrates the necessity of including sustainability measures in the design and construction phases, highlighting the importance of sustainability in building design and construction through effective implementation techniques and interdisciplinary teamwork to realize sustainable goals.

An in-depth analysis of facility management approaches in Nigeria's ailing healthcare sector 深入分析尼日利亚濒临崩溃的医疗行业的设施管理方法

Purpose

This study aims to examine facility management practices in the Nigerian healthcare sector, exploring approaches and identifying challenges facing effective healthcare facilities management. The purpose is to contribute to the development of a framework for enhancing healthcare facility management efficiency in Nigeria.

Design/methodology/approach

The study employs a sequential in-depth exploratory qualitative research approach. The data collection involved conducting semi-structured interviews with 15 facility managers from diverse healthcare organisations in Nigeria. The qualitative data collected were analysed using thematic analysis.

Findings

The study reveals scheduled, unscheduled and mixed approaches as the three facility management approaches used in Nigeria. It also substantiates the underdeveloped nature of facility management in Nigeria's healthcare sector, exacerbated by challenges such as socioeconomic, operational, technological and regulatory challenges.

Practical implications

The study uncovers systemic issues affecting have attainment of Sustainable Development Goal 3 (Good Health and Well-being) and advocates for a comprehensive approach to enhance healthcare infrastructure, contributing to improved health outcomes and sustainable development.

Originality/value

This research uniquely uncovers the hidden challenges facing effective healthcare facility management in Nigeria, providing a foundation for stakeholders to formulate solutions and rescue the struggling state of healthcare facilities in the country.

Impact of the COVID-19 pandemic on commercial housing demand in Vietnam COVID-19 大流行对越南商品房需求的影响

Purpose

The study aimed to determine the impact rate of the COVID-19 pandemic on Vietnam’s commercial housing demand as compared to other factors and proposes several policies to increase housing demand as a result of the pandemic.

Design/methodology/approach

The study randomly investigated 400 homebuyers during the COVID-19 pandemic. The structural equation model, SPSS20.0 and AMOS24.0 software were used to determine the impact of factor groups on housing demand.

Findings

The COVID-19 pandemic has a second impact after housing prices on commercial housing demand, followed by 10 other factors. The impact rates of factors range from 3.45% to 15.74%.

Research limitations/implications

The study has only determined the extent of the impact of the COVID-19 pandemic on housing demand in Hanoi city, so it is necessary to continue to study this issue in other provinces and cities of Vietnam. The proposed research method would be consulted when it is necessary to determine the factors affecting housing demand in other countries around the world.

Practical implications

The study proposes some implications related to commercial housing demand in the context of the COVID-19 pandemic such as fighting the epidemic, supporting housing investors; reducing loan interest rates; increasing the time to pay for housing; supporting enterprises to stabilize production; strengthening real estate brokerage and carrying out administrative procedures online.

Social implications

Investors and the State can use the implications to make the right housing decisions to provide housing for people and maintain social stability.

Originality/value

To the best of the authors’ knowledge, this paper presents for the first time a method to determine the impact of the COVID-19 pandemic on commercial housing demand in Vietnam. The paper also points out some specific factors affecting commercial housing demand that are different from those shown in previous research.

The effect of blockchain on accounting 区块链对会计的影响

Purpose

This study aims to examine blockchain's effect on the accounting profession. In other words, this study seeks to answer whether blockchain can affect the accounting profession.

Design/methodology/approach

The statistical population of this study comprises two groups. The first group includes accountants and external auditors working for Iranian audit firms, and the second group consists of accounting professors. Finally, 743 participants are selected as the research sample using the Cochran sample selection method. In this study, partial least square tests are used to examine the effect of the independent variable on dependent variables.

Findings

The results of this study demonstrate that blockchain has a positive and significant effect on the payroll system, risk management and financial systems. Moreover, the results indicate that blockchain does not affect the audit process.

Originality/value

As no research has yet examined the effect of blockchain on the accounting profession in Iran, the results of this study can provide the public with helpful information and add to the relevant literature.

Purpose

This paper aims to review the elements of facilities condition index (FCI) as one of the most widely used metrics for describing the physical condition of facilities and as a measure of financial indicator related to maintenance activity. This research will benefit future studies that focus on implementation of FCI and encourage the best practice when assessing the physical condition to evaluate the performance of facilities as well as to plan for maintenance action to be taken and financial implication involved based on the findings from FCI.

Design/methodology/approach

A total of 33 studies from 2012 to 2022 were identified and extracted from four academic databased, named Scopus, Google Scholar, Web of Science and Mendeley. These published studies were selected because it matches with the inclusion requirements for research question, “What are the elements of facilities condition index discussed in the literature from 2012 to 2022?”. To answer the research question, the studies in ATLAS.ti were grouped into five major themes based on the codes and categories found.

Findings

This paper presents the findings of a thematic analysis of the current literature discussed about FCI. A total of 33 studies from 2012 to 2022 were identified and extracted from four academic databased, named Scopus, Google Scholar, Web of Science and Mendeley. A themed review was conducted, and five themes were identified as elements of FCI, which are named as follows: “Condition Assessment”, “Deferred Maintenance”, “Facilities Performance”, “Financial and Fund Allocation” and “Decision Making”.

Originality/value

This paper fulfils the fundamental elements on current FCI practices as well as intended to highlight existing practices that are essential to evaluate facilities performance and planning for maintenance strategies.

PurposeChallenged by the effects of organisational flexibility and high corporate real estate (CRE) costs, organisations increasingly seek flexibility and operational efficiency in their physical office layouts. This paper examines and compares how the existing organisational culture of organisations changed with the introduction of activity-based working (ABW) from the perspectives of organisations and their employees.Design/methodology/approachThe research focused on large organisations that had introduced ABW during the period of 2012–2019 and their employees. Two surveys were implemented with the management of organisations and employees. In-depth interviews with the management were also undertaken. The research focused on three different industry sectors in Australia – financial, IT and public. The competing value framework was used to measure the dimensions of organisational culture.FindingsFindings identify major finance, internal business, learning and growth and staff and client-oriented motives affecting organisations’ decisions to introduce ABW. Findings illustrate that the nature of workplace design has a considerable impact on organisations’ culture and can be used to leverage and change it. However, a noticeable discrepancy between the perceptions of the organisation and employees in the public and private sectors was identified, where public sector employees felt that standardised procedures still governed their actions even in ABW.Originality/valueThis research highlights that workplace designs directly influence the culture of organisations. It emphasises the importance of an in-depth examination of the behavioural and attitudinal characteristics of organisations and their employees to obtain a better understanding of how they perceive and interact in ABW layouts.

Management and sustainability of event facilities: perceptions of end-users in higher education institutions in Ghana 活动设施的管理和可持续性:加纳高等教育机构最终用户的看法

Purpose

Users are key stakeholders in event facilities, and therefore facilities management (FM) services must meet their needs and expectations. The paper aims to assess users’ perceptions of FM practices and sustainability in event facilities in higher education institutions.

Design/methodology/approach

The study used a descriptive design approach to explore the perceptions of end-users of event facilities. Using Kwame Nkrumah University of Science and Technology as a case study, 384 users of the event facilities were contacted through the email directory of the event facilities. Questionnaires were used to collect data and analysed in descriptive and inferential statistics with the aid of the Statistical Package for Social Sciences (SPSS v22.0).

Findings

The study categorised users’ perceptions into customer care, security and safety and service quality dimensions. The results revealed that constituent key important indices of these three dimensions were not significant at both the composite and individual levels. Thus, the users generally perceived FM practices in the event facilities to be below standard. None of the three sustainability constituents was significant, suggesting that users perceived event FM sustainability practices as below standard.

Practical implications

The study presents users’ perceptions of FM practices in event facilities. It has also suggested effective ways of managing event facilities to improve user comfort, safety and satisfaction.

Originality/value

The study provides relevant information on users’ perceptions of FM practices. It specifically has sustainable FM as a key component, which is crucial for achieving sustainable development goals.

Purpose

Although a regulatory framework was established in Malaysia to govern practising property managers, the satisfaction level on residential property management remains low. This unfortunate situation necessitates a review of property managers’ job scope and their current standards of practice. Hence, this study aims to investigate the correlation between the performance of property managers in residential property management job scope and resident satisfaction.

Design/methodology/approach

The scope of work in property management services was first identified through a review of existing research and literature on property management. Subsequently, a survey questionnaire was administered, and the data collected was analysed to determine the relationship between the performance of the scope of work in residential building management and resident satisfaction. The research data was obtained from occupiers of residential properties and the findings formed the basis for research with an objective to enhance current property management practice.

Findings

Residential buildings represent the major building stocks of the country. The research showed that a majority (7 out of 9) of the identified scope of work significantly influence and affect resident satisfaction. Additionally, the logistic regression analysis outcome further confirms that the performance of maintenance management is a significant predictor of resident satisfaction.

Originality/value

This research identifies the critical scope of work in property management services which affects resident satisfaction. It also suggests various recommendations to improve property management services to achieve a higher level of resident satisfaction.

Health and safety induction training in the construction industry: a review 建筑业健康与安全入职培训:回顾

Purpose

Absence of Health and Safety (H&S) induction training can expose workers to construction hazards and risks. To protect workers, construction organisations provide site H&S induction training. This training is used in the construction industry to train workers on organisation, project and client H&S practices and rules. While researchers have recognised its role in creating worker awareness, developing H&S culture and influencing accident rate, but there has been little research. Furthermore, there lacks a review that identifies the research trends, research focus and future research directions on H&S induction training in the construction industry. This study aims to review literature on H&S induction training in the construction industry.

Design/methodology/approach

Scopus, Web of Science, Science Direct and Google Scholar databases were used to identify articles. Initial search produced a total of 278 papers and final analysis resulted in ten articles. Content analysis was applied.

Findings

The identified three contributions to knowledge: (a) identifies specific trajectory or development trends of H&S induction training in the construction industry (three research areas were identified, namely, impact of H&S induction training on H&S culture, impact of H&S induction training on accident rate and barriers affecting supervisor’s skills and ability to conducting H&S induction training), (b) suggestions have been given on the contribution of H&S induction training to H&S culture and (c) future research directions have been proposed. The review provides knowledge that the contribution of H&S induction training to H&S culture is influenced by skills, knowledge and experience of presenter, language used, content covered, mode of delivery, technological tools used, type of assessment and duration.

Research limitations/implications

The review is limited to studies related to H&S induction training in the construction industry. Other safety training studies and industries could have provided different findings. The review is limited to 2012 and 2022 and to ten articles.

Practical implications

Understanding the role of H&S induction training to worker behaviour, H&S culture and outcomes will improve H&S practices and standards within the construction industry. Construction organisations can consider the factors identified in this study to improve the effectiveness of H&S induction training.

Social implications

Understanding the contribution of H&S induction training to H&S culture may help to improve H&S culture.
