The issue of physical area calculation has been scrutinized in the article. The research rationale is predefined by the influence of the accuracy of land plot area determination on the economic, environmental, and social components of land tenure. The issue of physical characteristics of a land plot at the determination of its area has been singled out in the article. The goal of the research is the substantiation of the use of land plot physical area calculation methodology in the current social and economic environment. The notion of land plot physical area has been provided. The trends of the application of land plot physical area determination methodology have been systemized. The methodology of land plot physical area determination by means of marking out polygons and determining the average slope has been used. The calculations of land plot area considering the relief at various quantities of the division of a triangle side have been made. Comparison with the calculation of area without considering the relief has been performed. The regression analysis of the dependence of physical area change with the change of the quantity of triangle side divisions has been carried out. The calculation of the relief complexity index for the determination of land plot physical area has been presented. This calculation confirms the economic viability of the determination of a land plot physical area by the suggested methodology at land improvement and agrotechnical activities. The result can be used for various works connected to the spatial aspects of land use and in the following scientific researches.

The paper presents the results of research on the development of a GIS database for the tasks of normative monetary valuation of lands of settlements and highlights the applied aspects of its use on the example of Lychanka village, Dmytriv territorial community, Bucha district, Kyiv region. An algorithm for developing a GIS database for normative monetary valuation of settlement lands is presented. The presented estimation algorithm allows to carry out with high accuracy normative monetary estimation of settlements, to carry out its automated updating on a certain date, to receive necessary information on request, to carry out analytical operations and construction of specialized estimation maps. The development of the GIS database involved the implementation of two stages. At the first stage of formation of the initial land assessment base, the attribute table included data from the Public Cadastral Map of Ukraine on land plots within the settlement by the following items: cadastral number of land plot, area, form of ownership, purpose and functional use of land plot , the number of the cadastral zone in which each land is located, the number of the land assessment area of the settlement, the value of the base value of land, the value of the zonal coefficient (Km2), the coefficient characterizing the functional purpose of the land (Kf), information on the location (street name). The second stage involved the calculation of the value of the normative monetary valuation of each of the 1279 land plots and was performed using the built-in Arc Map function "Calculation of numerical values". After the development of the GIS database, the testing stage of the developed land assessment database was performed, which involved the use of various query execution, geospatial analysis, the use of buffering functions, topological overlay (intersection). As a result of the analysis, the following maps were constructed: "Influence of local factors on the distance of land from the center of the settlement", "Influence of local factors on the distance of land from highways", "Influence of local factors on the environmental situation", "Influence of local factors on security electricity", "Influence of local factors on the distance from paved roads", "Influence of local factors on the provision of centralized water supply", "Influence of local factors on the provision of centralized sewerage", "Influence of local factors on the provision of centralized gas supply", "Map plots according to the results of normative monetary assessment" , "Map of the establishment of buffer zones by the value of local coefficients" , "Map of coastal protection strips around water bodies with the allocation of zones of their intersection with land". General data about processes of creation and formation of stocks of amber in the territory of Ukraine are presented. Background for the problem of illegal amber mining was specified. Illegal amber mining using motor pumps led to destruction of the soil and also to sharp deterioration of water-physical properties. it is also accompanied by the loss of many available biophilic elements and water-soluble organic compounds, in addition loosing a main substrate for soil microorganisms. There was analysed a traditional methods of soil reclamation and after that it was noticed that those methods is inefficient and, for the most, impossible to make it. The Urgent need to adopt the law of Ukraine "On land reclamation" was argued. I emphasize the need of gradual differentiation of legal terms, such as land plot «ground», «land plot » and also «soil». It was given an important attention of land reclamation. The main methods of land reclamation that have been negatively affected by amber mining have been studied. I proved that the choice of the direction of use of ex-used deposits should be based primarily on the ecological and economic feasibility of reclamation.

The article analyzes the use of land resources of countries in the context of globalization. Investment-attractive regions have been identified, the socio-economic and political conditions of which contribute to the seizure of land by foreign investors. Sources of food security of countries with developed economies are substantiated. Peculiarities of formation of land and resource space of European neo-colonial countries are determined. One of the most important historical events in the political and socio-economic dimensions of the world was colonialism, associated with the development of capitalism. In the book, Eric Wolfe, "Europe and People Without History", describes in detail the global expansion of the borders of European states in order to control both human and natural resources, as well as to expand global development and promote Christianity. European colonialism became an early form of globalization that shaped most of the world's current political borders. In this way, technologies, food and ideas based on the colonial countries - Britain, Spain, France, Portugal and the Netherlands, etc. were transported. The main goal is to use the limited resources of the colony country and make a profit. This approach is called neocolonialism (corporate colonialism), just as classical European colonialism aims at the comprehensive exploitation of natural resources, labor, and markets for superprofits.

Scientific approaches to the role of regime-forming objects in the formation of restrictions on land use, which have been studied by scientists in land management, economic and legal areas, are considered. The approaches to the formation of the classifier of regime-forming objects by certain relevant groups in relation to the zones with the limited regime of land use and the territories that are formed around them are analyzed. A group of territories with limited land use regime by functional zone is considered on the example of the territory of water bodies. An analysis of the legislative provision on the list of restrictions on land use and the list of territorial zones of water bodies. The comparison of the existing list of restrictions on land use (land plots) and the formed division of regime-forming objects in accordance with the legislation of levels on the example of the territory of water bodies is given. It is established that the resolution of the Cabinet of Ministers of Ukraine №1051 "On approval of the Procedure for maintaining the State Land Cadastre" lacks a classification of regime-forming objects that form restrictions on land use, a list of restrictions on land use and land, as well as a list of territorial zones of the State Land Cadastre) do not contain the entire list of possible regime-forming objects in land use and needs to be clarified and supplemented.

The article highlights the scientific principles of the formation of environmental land use in Ukraine. The components of suburban areas of megacities and the process of their development in modern society are studied. The article reflects the impact of urbanization on land use and the environment. Emphasis is placed on the fact that the development of urbanization is accompanied by the disappearance of valuable natural and recreational complexes, the loss of cultural and historical heritage, increasing social tensions. The study was carried out on the basis of statistical and analytical data of the Ministry of Environmental Protection and Natural Resources of Ukraine, the State Geocadastre of Ukraine, the State Statistics Service of Ukraine, the Ministry of Economy of Ukraine, materials of scientific conferences, seminars, the author's own calculations. The article substantiates the need to create recreational land use in the suburban area of the metropolis. The conceptual apparatus in terms of interpretation of the concepts "recreational areas", "recreational land use", "recreational lands" is studied. An assessment of the peculiarities of the creation, use and maintenance of recreational land use in the suburban area of the metropolis. The procedure of formation of lands of recreational purpose, significance of these territories is revealed. As a result, it is established that the most important problems of recreational land use in Ukraine are ensuring high quality recreation, expanding the diversity of opportunities for recreational lands and resources closely related to them, meeting people's needs to communicate with wildlife and restoring public health. However, the radical transformation of landscapes and the large-scale development of urbanization have led to a decrease in the recreational value of landscapes and thus to the formation of recreational areas on lands unsuitable for other economic uses. All this negatively affects the quality of recreation, the diversity of recreational activities and the ability to remain in the recreational sphere of landscapes that meet the needs of the population in recreation. The author considers the essence of economic category of land relations and reveals the factors that determine the peculiarities of land relations in the agrarian sphere and their regulation. The article describes the model of mechanism of regulation of land relations, represented as a set of structural and functional elements (a system of legal, economic, organizational and environmental regulators and subsystems of regulatory, informational, methodological, technical, and financial support) that allow using special methods and tools to influence the subjects of land relations within the framework of implementation of state land policy in order to achieve the objectives of state management of land relations. The author notes a paradoxical situation: there are large-scale real burdens of land plots involved in the process of agricultural production, but no established servitudes due to the absence of delimitation of ownership of encumbered land plots, as well as the absence of practices for their establishment. The specificity of land servitudes in agriculture is revealed. It consists of the following elements: 1) a significant share of land servitudes appeared in the pre-reform period when state ownership of land without registration of encumbrances was dominant; 2) low level of activity of the state in initiating the processes of formation of mechanisms for official recognition of land burdens, establishment of land servitudes and implementation of mandatory servitude payments; 3) the absence of uniform methods for determining the adequate compensation for burdening of productive lands; 4) the absence of mechanisms for reinvesting funds received by land owners in the form of servitude payments in the reproduction of land resources; 5) the absence of mechanisms for receiving servitude payments for encumbering the land plots, the ownership of which is not delimited. It consists of the following elements: 1) a significant share of land servitudes appeared in the pre-reform period when state ownership of land without registration of encumbrances was dominant; 2) low level of activity of the state in initiating the processes of formation of mechanisms for official recognition of land burdens, establishment of land servitudes and implementation of mandatory servitude payments; 3) the absence of uniform methods for determining the adequate compensation for burdening of productive lands; 4) the absence of mechanisms for reinvesting funds received by land owners in the form of servitude payments in the reproduction of land resources; 5) the absence of mechanisms for receiving servitude payments for encumbering the land plots, the ownership of which is not delimited. The article analyzes the main legal conflicts that arose as a result of the adoption of changes to the land legislation of Ukraine during 2020-2021. It was found that the transfer of land for use requires a permit for the development of technical documentation on land management to establish (restore) the boundaries of land in kind (on the ground). At the same time, there is another conflict - the specified technical documentation performs the same function as the land management project for the allocation of land for use. As a result of the analysis of amendments to the Law of Ukraine "On Land Management", it is established that the wording of the text of the article in terms of the basis of work has two interpretations, the first of which concerns privately owned land, and the second - state and municipal land in use. In addition, it was found that in the latest versions of regulations, the terms "owner" and "owner (manager)" meet next to each other, which allows us to state that the authors of the regulation aimed to separate the disposal of private land from one on the one hand and state and communal - on the other. Today, in the conditions of transformational transformations, the recreational potential of reservoirs is used only partially, in connection with the priority of development of other branches of activity (health-improving). This is despite the fact that the value of water resources is involved in the processes of all areas of activity. That is why the issue of land management formation of recreational land use of water protection zones and coastal protection strips requires an integrated approach. Which is carried out through the assessment of recreational and tourist potential of territories and settlements to emphasize the characteristics and features that are important in the implementation of recreational activities and have a direct impact on the planning organization of land use. For the purpose of verifying the set of general intelligence, the author schematically presents the concept of "structural components that form the land use of cultural landscapes ". It has been established that in a city, the assessment of the attractiveness of land use of landscapes for recreational activities should determine the originality of recreational land use in accordance with regional and local specifics and landscape diversity. It has been seen that as a result of using various methodological approaches to assessing the recreational potential of land use of the water protection zone and the coastal protection strips, the following should be established: the recreational capacity of land use of the territory; permissible recreational load; recreational digression. In addition, according to the results of the assessment, it is proposed to divide the recreational land use of the territories of water protection zones and coastal protection strips by popularity rating, in particular, with high, medium and low potential values. As an example, the state of recreational potential in Kyiv was considered and it was established that the land management arrangement of the city needs an immediate solution for further development of recreational land use. Also, the author, due to the lack of established boundaries of water protection zones, presents a characteristic of acute social and environmental problems of land use of water bodies in Kyiv. It has been established that if there are restrictions on the use of land and other natural resources, but there is no information about them, then there is a possibility of the occurrence of various types of damage to the land use of water protection zones and coastal strips. That is why, it is proposed to allocate functional land use zones of the coastal protection strips by types of development, which will allow more efficient use of the existing potential of recreational land use of water protection zones and coastal protection strips within Kyiv and its greening and generally increase capitalization. The peculiarities of the free market of agricultural lands are described. The consequences of opening the land market in terms of economic, land and legal components in the system of land relations are presented. The list of conditions for the purchase and sale of agricultural land is highlighted. The specifics of the functioning of the free market of agricultural lands are substantiated. The characteristic of basic normative-legal acts in the sphere of functioning of the land market is given. A comparative analysis of the current state of purchase and sale of land by farms and agricultural holdings. A comparison of the indicators of the number of concluded agreements of purchase and sale of agricultural land, the average value of rent per 1 hectare of land, respectively, by region and price fluctuations per 1 hectare of land when concluding purchase and sale agreements. The foreign experience of land market function with the detailing of the factors influencing the further development is analyzed. In particular, the problems and needs in the functioning of the land market of Poland, Brazil, the United States and the United Kingdom are considered. The possibility of introducing an electronic system such as EMBRAESP, which monitors the main indicators of the efficiency of the urban real estate market, together with city legislation, land regulations and large public works projects that may affect the behavior of real estate markets.
